The short answer
A permanent system costs $32 to $38 per linear foot installed, and it pays for itself in about five seasons.
One install. Every holiday. Forever. A typical 180 foot two story roofline in Weston or Boca Raton comes to roughly $6,840. Five years of seasonal installs on the same house is about $11,000, and at the end of it you own nothing.
The system is not a holiday product. Eleven months a year it runs a single warm white at low brightness, which does what good architectural lighting does: shows the roofline, the depth of the eave, and the shape of the house after dark.
What actually gets installed
A slim aluminum channel is fastened up inside the eave or along the fascia return, so the track sits above the sightline from the street. Individually addressable RGBWW diodes sit inside the channel behind a diffuser. Each diode carries a dedicated warm white chip, which is the detail that separates a real architectural system from an RGB strip: RGB-only products fake white by mixing color and always land slightly blue or pink.
Wire runs are concealed, the driver and controller live in a weather-rated enclosure near the panel, and the channel is powder coated or color matched to your trim before it ever goes up.

Why South Florida is hard on lighting, and how this handles it
Salt air, driving rain, 95 degree attic-adjacent heat, and UV that destroys plastic. We spec marine-grade fasteners, sealed IP67 channel ends, and silicone-potted connections. Every penetration is sealed at install, not later. On coastal homes in Highland Beach and Lighthouse Point we upgrade hardware to stainless as standard rather than as an add-on.

Systems are commonly financed over 60 months. On the $6,840 example above that is roughly $117 per month, which is less than most households spend on a single seasonal install spread across the year.
Who should not buy this
If you plan to sell within two years, seasonal work is the better spend. If your roofline is under 90 feet, you will run into the $4,800 minimum and the per foot math stops being favorable. We will tell you that on the phone rather than at contract signing.

You cannot see the track from the street in daylight. Warm white for regular nights, orange in October, red and green in December. I stopped hiring anyone for holiday lights.

- Can you see it during the day?
- No, from the street. The track mounts up inside the eave or behind the fascia line and is color matched to your trim. Standing under it you will see a slim channel. From the sidewalk you see nothing.
- How is it controlled?
- A phone app. Set scenes, schedule them by date, and adjust brightness or color per zone. Warm white for a Tuesday, orange and purple in October, red and green in December, team colors on game day.
- Does it need to be hardwired?
- Most installs tie into a dedicated exterior circuit. Any hardwired work is performed under the required Florida license and the license number appears on your contract and in our footer.
- How long does it last?
- The LEDs carry a manufacturer warranty and we back labor for three years. These systems are rated in tens of thousands of hours, and they run at low duty because they are scheduled rather than left on.
- Does it replace seasonal installs entirely?
- For roofline work, yes. Most clients still add wrapped palms or wreaths in December, which we can do as a small seasonal visit rather than a full install.
